General Conditions
General Conditions are billable at cost plus an applicable fee suitable for the current time and situation.
General Conditions include items such as; Dumpsters, permit fees, temporary facilities, temporary heat, temporary phone/fax, final cleaning, infection control materials, Materials supplied by Raymond R. Houle Construction Inc., Misc. equipment rentals, any costs incurred in the execution of a particular project that directly relate to the project.



Time and Material labor
Labor supplied to the Project by Raymond R. Houle Construction Inc. on a Time and Material as needed or required will be billed as follows:
Carpenter per hour fee suitable for the current time and situation.
Laborer per hour fee suitable for the current time and situation.
Delivery Driver per hour fee suitable for the current time and situation.


Project Management
Billable hours constitute time spent in the home office and time spent on the job site.
These hours are recorded on a daily time sheet and itemized print outs are provided for back up.
Billable Hours charged at a per hour fee suitable for the current time and situation.


Job Site Supervision
Billable Hours charged at a per hour fee suitable for the current time and situation.
Billable hours constitute time spent on supervising the Job only.
These hours are recorded on a daily time sheet and itemized print outs are provided for back up
At Raymond R. Houle Construction Inc. our Job Site Supervisors are also talented tradesmen and work with their tools
whenever possible. This allows us to control Supervision costs and pass the savings along to our Customers.
Although Supervision is their primary function and number one top priority for a smooth running job, it is not always
necessary to supervise for eight hours a day. The distinction between Supervision and other duties is obtained
through the use of Cost Codes and daily time sheets.


Sub Trades
Sub Trades contracted directly with the Customer will receive a per hour fee suitable for the current time and situation depending on project size
This method consists of a contract directly between the Customer and the applicable Sub Contractor. Using this methodology all invoices are addressed to the Owner but mailed to Raymond R. Houle Construction Inc for approval before they are sent on to the Owner for payment, thereby affording Raymond R. Houle Construction Inc the control necessary to meet scheduled completion dates.

Sub Trades contracted directly with Raymond R. Houle Construction Inc will receive a per hour fee suitable for the current time and situation depending on project size and complexity. This methodology removes all need for interaction between the Owner and Sub Contractor on a financial level. Raymond R. Houle Construction Inc assumes all responsibility for managing the Subcontractors invoices and payments. As these costs must now flow through Raymond R. Houle Construction Inc's accounting management system there are additional costs incurred and therefore additional mark ups are required.

Sub Trades performed by Raymond R. Houle Construction Inc. are customarily; interior removals, cabinetry installation, framing and drywall, door, frame and hardware installation, and any finish carpentry trades. As a general rule Raymond R. Houle Construction Inc likes to perform these trades in house in order to control scheduling. If desired. Raymond R. Houle Construction Inc will submit a bid on these items and acquire bids from other vendors that also perform these trades, however when Raymond R. Houle Construction Inc is allowed to perform these trades in house they are not subject to the mark up percentage and thereby generally afford the Owner a cost savings and better project quality and control.


Work by Owners own forces
Work by Owners own forces are not subject to any fees. As a courtesy to the Owner any trades that can be performed with their own forces will be managed by Raymond R. Houle Construction Inc at no additional fee.

The rate schedule outlined above for the Integrated Construction Assistance Program is generic in nature and will be tailored to fit the specific needs of the Owner and or The Project Requirements. Details and final numbers are obtained through a thorough knowledge and understanding of all parties involved. It is through this mutual understanding that the Owners objectives can be met.
